Home Search
We advise on market availability, and once we have received your completed client questionnaire, we will discuss with you the areas most suited to you and your family's requirements. ACS Relocation will undertake all the research and preparation for your home search, arrange accompanied viewings and assist with the decision of choosing the property.
ACS Relocation is in contact with the leading estate and letting agents across London and the South East to ensure that we find the property most suited to your requirements. We have no financial ties to any estate agents and receive no commission upon securing a deal so we can offer you an unbiased view of the market.
ACS Relocation's prior research enables us to identify the most suitable properties to meet your specifications. This is followed by up to 3 days viewing for you and your spouse accompanied by our counsellor (5 days if a school search is included) to select a property. Time is allocated for reviewing properties and measuring journey times to the office and schools.
School Search
One of the most difficult issues to be faced with relocation is finding the right school for your children. Happily, ACS Relocation excels in this area. Before you arrive to look for your new home, we identify, research, review and establish the availability of places in suitable schools.
We also arrange school visits, accompany the family on the tour and provide specialist educational advice on choice, different education systems and special needs schooling.
Once a school has been selected, we liase with both school and your family to help registration and, without being intrusive, we maintain both interest and contact, to make sure you and your children's needs are being met.
Lease Negotiation
ACS Relocation will negotiate a fair market rent for the chosen property. Once an offer is accepted, we will draw up a Tenancy Agreement on your behalf, or if preferred we will use your company's own, making sure it protects you and your company's interests. This will cover the tenancy term, break clauses, renewal options and rent increase clauses.
The lease is then checked, if necessary, with the company or its solicitor, prior to signature. ACS Relocation will also list and implement any special provisions to be made prior to tenancy, determine the moving in date (and where applicable, the moving out date). We will also monitor the progress of any agreed repairs or redecoration to ensure that these are carried out. So there is no need for you to get involved with the agent or landlord.
Moving In
We arrange for independent, professional inventory clerks to inspect the property when the tenancy begins. They compile a detailed report of the standard and contents of the property. We give you a copy of this report and keep a copy on file so that there is a record on file when the time comes to move out.
If the chosen property is unfurnished, we can arrange for furniture to be installed prior to move-in either for the duration of your tenancy or until your own furniture arrives from overseas. We arrange for utilities (gas, electricity and water) and register you with the local authority for the council tax to be put in your name.

To help you settle in and feel at home more quickly, we provide you with a comprehensive pack of local information and useful contacts.
The pack includes lists of doctors, dentists, hospitals, libraries, playgroups and leisure facilities. We also include forms and information to apply for parking permits, TV license, drivers licence forms and the Highway Code. All of which combine to provide maximum information to help ease the transition of moving to a new country and new home.

Ultimately you may be looking to leave your property. So when the time comes to move on, we will manage all the arrangements to make the move smooth and stress-free.
To help with this, we will arrange for your property to be professionally cleaned, carry out an independent, professional inventory inspection, and finalise your utility accounts.
In addition, if required, we will negotiate any dilapidation costs and ensure the deposit is returned as quickly as possible. Our expertise in dealing with dilapidations will generally ensure that the amount you ultimately pay is a fair reflection after allowing for fair, wear and tear.
